In the case of cadastral work related to the formation or modification of information about a part (or parts) of a real estate object, the "Parts" tab is activated. Information about the number of parts of the real estate object is read from the cadastral map. The program finds all objects with the type PART OF REAL ESTATE located within the real estate object and displays information about them in the "List of Parts" element. When selecting a row in the list, detailed information about the corresponding part is displayed in the dialog elements in the "Information about the part listed" group.
For each part, it is mandatory to specify the content of any restrictions (encumbrances) on rights. In the "Type of Part" field, indicate whether it is "forming" or "modifying." In the "Designation or No." element, specify: for a forming part — designations (e.g., chz1, chs1, etc.); for a modifying part — accounting number (e.g., 1, 2, etc.).
The area of the part is automatically calculated based on coordinates. If necessary, another area can be specified. The area of the part should be rounded to 0.1 m.
When processing information about parts, additional information about floor plans is entered for inclusion in the XML file. In the "Levels (floors) (for real estate objects with multiple floors)" element, information about the number of levels of the part is provided by specifying the number of levels. To add or remove levels, use the corresponding screen buttons. For each level, necessary data must be specified: number, code, and type of floor.
Then, for each level in the "Description of the Level Plan of the Object" element, information about the floor plan is provided. To do this, select the desired level from the list of parts. The program will display information about the current level in the "Description of the Level Plan of the Object" group. It is essential to fill in the "Number on the Plan" position. The entered value must correspond to the text label on the graphic representation of the floor plan.
The graphic images of the floor plan are attached as an image file. Corresponding screen buttons are provided for adding and removing attached files. For each floor, you should specify the number on the plan and attach a graphic file of the plan in JPEG format, with a required scale indication (1:100, 1:200, etc.).
If a part does not have multiple floors, it is necessary to activate the element "the part is located within a real estate object that does not have floors". For such parts, information about levels is not specified. For one floor, multiple graphic files can be specified (adding/removing graphic files is done using the "+" / "-" buttons).
After entering/editing information about a part, it is necessary to press the "Update Data After Editing" button. In the list of parts, not only will there be a sequential number for the part, but also information about its type and designation.
When generating an XML document for registering a building (including an apartment building), only information about forming parts is included in the XML. If there are modifying parts in the list of parts, they will not be recorded in the XML file.
When generating an XML document for accounting changes as well as for forming (modifying) a part (or parts) of a building, both forming and modifying parts are included in the XML. The distinguishing feature of a forming or modifying part is the presence of semantics "DESIGNATION" (for forming) or "ACCOUNTING NUMBER" (for modifying). |
